8 Small Home Maintenance Issues That Can Turn Into Big Repair Bills

Ignoring minor household glitches often leads to severe structural damage and higher restoration costs.

It’s important that you’re staying on top of home maintenance, despite how much or how little time you do have available to dedicate to it. Not being aware of underlying problems or not acting on something quickly enough can very quickly escalate to something more serious.

Therefore, it’s good to act quickly and also know the common maintenance problems that might lead to some big repair bills if you’re not quick to act on them soon enough.

1. Blocked Gutters

One of the main issues that arises when it comes to home maintenance problems is blocked gutters. Leaves and various bits of debris can prevent water from draining away from your home, and as such, ultimately lead to overflow into your roof space. 

It can also end up running down your external walls, causing penetrating damp as a result and foundation damage, all of which can end up resulting in thousands of dollars’ worth of damage.

Repairing structural damage is something you really want to avoid as best as possible. So with that in mind, you should look at unblocking those gutters sooner rather than later. If you have trouble, a plumber is always a good hire to make when you’ve done everything you can to unblock it, but nothing has been successful.

2. Dripping Taps and Slow Drains

A minor leak under the sink or a drain that takes a few extra seconds to clear could indicate a deeper-rooted problem. That persistent moisture that sits behind cabinetry or under flooring will often lead to wood rot, warped subfloors, and black mould.

A bathroom leak, especially one that reaches the floor below, can often cost thousands to repair and, in some cases, into the tens of thousands if the extent of the damage is severe.

It’s therefore important to make sure any dripping taps are tightened and fixed, or repaired where necessary. Slow draining should be resolved and usually is due to blocked drains or a potential build-up of debris that will ultimately become a blocked drain if not handled quickly enough.

3. Hairline Wall Cracks

Small and often diagonal cracks in plaster or around window frames can appear in many homes, and while some people might not notice them or see them as a problem, they can certainly be a potential issue.

Typically, these small and diagonal cracks are just settling. However, if those cracks start to widen or recur after you’ve filled them in, it can often signal subsidence or foundational instability that needs addressing.

Foundational and structural repairs are amongst the most expensive, often range to several thousand dollars to the tens of thousands. It’s therefore important to look out for those hairline cracks and get them checked just in case they could escalate into something more serious.

4. Cracked Sealant and Grout

When it comes to minor home maintenance issues, cracked sealant and grout are something to be mindful of.

Typically, old or worn grout will come away or pull away easily. This silicone around baths, showers, and sinks is common, too. 

As a result, water seeps through tiny gaps and gets into the floor structure and the ceiling below. While you might get certain coverages with home insurance, a lot of them might not cover gradual wear, like a failed sealant, for example.

That can lead a lot of homeowners to the bill of paying for any problems with ceiling and joist repairs. It’s therefore good to be mindful of any caulk or silicone that has worn down or come away, and that needs to be removed fully. New grout is important to replace, so do some checks now and then to see if it needs your attention.

5. Loose or Missing Roof Tiles

Your roof is something that you don’t want to have compromised, as even minor repairs can be costly. However, if you’re letting roof problems get worse, then you could see those costs evolving into the tens of thousands.

A single slipped slate or tile can fall from wear or tear or after severe weather conditions and events.

As a result of the loose or missing tiles, the roof timber is vulnerable to rain. That leads to rot in the attic and damp patches on interior ceilings that can all be costly to fix.

Replacing a few tiles is a minor expense, but doing full roof maintenance or structural timber repairs can cost thousands. 

6. Exposed Gaps Around the Home

Exposed gaps around the home can influence the heating in the home, especially during cooler months, but they can also let in pests.

Pests can be problematic for your home in its entirety. From the unease it causes when you’re overrun by pests, to the damage it can do to all parts of the home, foundation and otherwise.

In order to avoid pests from doing any major damage, it’s a good idea to get it seen to, sooner rather than later. For example, termite control services can help avoid any damage to the structural foundations of the home.

7. Flickering Lights or Tripping Breakers

Any flickering lights or tripping breakers should certainly be addressed. Occasional light flickering or circuit breakers that trip will often show signs of loose connections or outdated wiring.

A full rewiring can cost thousands, which is a far less expense than having to replace your home or parts of your home due to a fire.

8. Blocked Air Bricks

Any soil, plants, or debris that covers the small perforated bricks at the base of your home can escalate to something more serious.

Air bricks are essential for ventilating timber subfloors. This causes trapped moisture and rising damp, and wood rot as a result. With early treatment, this can cost a few hundred dollars, but if left, it can worsen and cost more money.

These small home maintenance issues can often turn into big repairs if they’re not fixed promptly. Make sure to take your home maintenance tasks seriously and to repair things before they cost you a fortune.
