Project marks next phase of investment in Detroit’s historic market district.

Eastern Market Development Corporation (EMDC) recently announced the release of a Request for Qualifications (RFQ) seeking experienced construction managers to lead the construction of a new Shed 4, a transformative project to replace the 87-year-old open-air structure in Detroit’s historic Eastern Market district with a modern, two-story enclosed facility designed to better serve vendors, entrepreneurs, community organizations and visitors while preserving the market’s role as one of the nation’s oldest and largest public markets.

“Shed 4 represents the next chapter in Eastern Market’s continued evolution as a center for commerce, entrepreneurship, food access and community connection,” said Sarah Pavelko, EMDC Executive Director. “We’re looking for a construction partner that understands the significance of this project and can help us deliver a facility that serves the needs of our market community for generations to come.”

When completed,

the facility will feature approximately 14,100 square feet of first-floor market space with 54 vendor stalls, public restrooms and flexible event space that can accommodate community gatherings and special events outside of market hours. The second floor will house educational, entrepreneurial and community-focused amenities, including classroom space for nutrition education, meeting rooms and three commercial kitchens: an incubator kitchen for emerging food businesses, a teaching kitchen with multiple workstations and a performance kitchen for demonstrations and programming.

Kraemer Design Group, the project architect, has designed a facility that complements the architectural character of Sheds 3 and 5 while expanding Eastern Market’s ability to support small businesses, connect residents to healthy food and provide opportunities for education and workforce development.

The selection of a construction manager for the construction of Shed 4 will be a 2-step process. This is the first step and interested companies are asked to submit a Qualifications Statement. Firms who meet the minimum requirements will be invited to submit a price estimate. During this second step, design documents will be provided for review. Responses to the RFQ are due July 24, 2026. Qualified construction managers interested in submitting responses to the RFQ can access application materials at https://easternmarket.org/eastern-market-development-corporation/ or contact spavelko@easternmarket.org for additional information.
